Investors: Whether you’re looking for new properties to purchase, hoping to get help managing those you already own or both, our office can provide the services you need. We increase the efficiency of your management routine with our large array of services and custom-tailored plans, and give you access to all your information through our handy online portal. We manage both commercial and residential property types, so even if your portfolio is varied, you don’t need to worry. If you’re a property investor with homes or commercial spaces in the Dickson, TN area that you’d like help managing, The Property Place is here for you.
Homeowners Associations (HOAs): We also manage several Homeowners Associations in Dickson County. We work hand in hand with the Board of Directors to maintain the integrity of the neighborhood. With the proper management, the neighborhood will be a desirable location with property values consistently rising.
Property Evaluation: Prior to entering into any residential or commercial management agreement, a thorough evaluation of each property must be completed. The results of which will be discussed between the property owner and property manager along with a proposed monthly rental amount. We do not accept all properties for management. They must be site-built, of sound construction, and in good repair with active utility services prior to our walk-through and evaluation. Property evaluations are completed at the cost of $100 per property, due at the time of service. If you sign a management contract with our company, you will receive a $100 credit toward the first month’s management fee.

Management Commission: Our management fee is negotiable and is not a set rate. The management fee is a percentage of gross income collected based on several factors. Those factors include age and condition of the property, location, and potential rent. Our management fee is all-inclusive! No hidden or unexpected management costs. We do not charge fees to owners for tenant screening, leasing, renewals, inspections (lease renewal or move-out), advertising, or accounting reports.
Vetting Residents: Applications are accepted online or in-person. Applicants are thoroughly screened. Our process includes running a credit check, criminal background check, sex offender registry, verifying income and rental or home ownership history. Application processing is paid by the applicant. Each person over the age of 18 that will be living in the residence must be screened.
Management Services:
Our management services include marketing to prospective tenants, property showings, rent collection, maintenance requests, managing vendors, accounts payable, lease renewal inspections, move-out inspections, monthly accounting reports and year-end 1099s. Our owners are paid by ACH and receive monthly emailed accounting statements. All tenants and owners have portals in our system. Ledgers and reports can easily be accessed 24/7.
